DHA Valley

DHA Valley Islamabad is a joint venture of DHA Islamabad, Bahria Town Islamabad, and Habib Rafiq (pvt) Limited. The society is meant to provide a luxurious living to average people by developing a secured gated community with parks, commercial shopping places, schools, mosques, hospitals and other utilities of life. Residential plots of 5 marla and 8 marla in each block were provided at a very low price for general public on 3 years instalment plan. The project was launched in 2008 and thousands of plots (around 50,000) were allotted to the applicants of this project. Such a large number of allotments later proved to be one of the major blunders on part of Defence Housing Authority.

DHA Valley Islamabad is a housing project initiated by Defence Housing Authority in Islamabad just next to DHA Phase 2 Extension on Islamabad Highway. The society is connected with Islamabad Expressway through a six-lane DHA Expressway that covers all major phases of DHA Islamabad. The expressway is under construction at present and expected to be completed within a year or so.

DHA Valley Blocks

DHA Valley divided in 21 different blocks one block name is Gardenia 3 blocks for the overseas Pakistanis and 18 blocks for local Pakistani called general Blocks. The names of blocks are different flowers.

General Block

DHA Valley has 17 general blocks 1 called Gardenia in this block for just the DHA Valley office and other helps for people. Other 16 blocks are 5/8 marla residential 4/8 marla commercial plots cutting. All blocks are design urban planning . All amenities are available in each blocks like a Masjid , Parks, Schools, Hospitals , Mini Markets, High Rise Commercial. DHA Lunching price in 2008 General Block 5 marla booking price around 7 las and 8 marla around 9 lacs. In 2019 DHA Islamabad has re belated the DHA Valley residential plots and allotted the new blocks and plots numbers and demanding the development/ possession charges. Development charges of 5 marla 3.5 lacs and 8 marla 4.5 lacs

DHA Homes

In DHA valley one block name is DHA Home in this block DHA lunched 5/8 marla build houses 5 marla single story 2 beds D/D car parking store and 8 marla is double story 3 beds D/D , study room Car parking terse etc.DHA allotted total around 5000 home in 2008. DHA Homes are under the constitutions around 1500 home are completed and 600 houses have the possession this time. In 2008 DHA lunched 5 marla 21 lac and 8 marla 42 lacs. In 2019 DHA hand over the home around 5 to 6 hundred.

Commercial Plots

In DHA Valley general and overseas block 4/8 marla commercial plots. These commercial plots are allotted in 2008 booking price of 4 marla 20 lac and 8 marla 40 lacs. These are limited commercial plot as per plan.

Overseas Block

In DHA Valley 3 blocks for overseas Pakistani. In these blocks DHA allotted around 12000 plots of 5/8 marla to overseas Pakistani.These plots booking price in Dollars 5 marla around 9000 and 8 marla 13500 dollars. In 2019 DHA re balloted these files and allotted the new blocks and numbers and demand the development / possession charges.

Overseas Blocks Magnolia and Bougainvillea are 80% develop and possession area.

Over View

If we read the history of DHA Valley Islamabad are very bad because this project are delay for last 10 years. The Bahria town and Hibib Rafeeq are developer and land provider of this project these parties are not work on the project. Bahria town and Habib Rafiq focus on their own projects like Bahria Rawalpindi and Karachi. This was a main reason to delay of this project.

Why invest

In 2017 to 18 Mr. Jernal Raheel Shareef call to Mr. Malik Rayaz owner of Bahria Town and order to complete this project. Start of 2021 the DHA / Bahria town hire the different developer and contractors for fast development. These contractors are start the development work in different parts. They will be complete the work in 2023.

Market Price

Last 10 years the DHA Valley prices are very down mostly blocks are in mins price which owner pay. In the half of 2021 DHA Islamabad change the name of this project DHA Phase 7 and give possession latter some blocks due to this reason the market price are up. Its best time for loo budget person.
